March 2024 Gulf Coast AL Real Estate Market Snapshot

The Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) reported decreases in Average Sales Price and Total Closed Sales. Average sales price saw a 3.5% decrease from March 2023, resulting in an average of $701,438. Additionally, Total Closed Sales dropped as 142 properties sold in March 2024, compared to 191 in March 2023. Listings spent more time on the on market at an average of 91 days, compared to just 81 days the year prior. New listings added to the Resort market were 368, which is 39 more properties than March 2023.

Coastal Condos:

  • Residential Properties sold in March 2024: 94

  • Average Sales Price: $645,407

  • Average Days on Market: 94

  • Average Sales Price Change from March 2023: Increased 9.4%

Coastal Homes:
  • Residential Properties sold in March 2024: 100

  • Average Sales Price: $630,659

  • Average Days on Market: 90

  • Average Sales Price Change from March 2023: Decreased 15.1%
