While fewer real estate transactions occurred last month, sellers are still showing confidence in the Baldwin County housing market as the number of new listings added in January 2024 significantly exceeds that of January 2023. Baldwin REALTORS® Multiple Listing Service (MLS) reports a year-over-year decrease in the total number of closed sales for January 2024 by 16 properties when compared with January 2023. However, the total number of Baldwin County properties listed for sale in January 2024 increased by 114 units.
The Resort area of Baldwin County (which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores that is South of AL-180) saw a total of 112 properties sold last month, compared to 134 in January 2023 – a 16.4% decrease. 314 New Listings were added in the first month of this new year, which is a 16.7% increase from 2023. Average sales price decreased slightly by 1.8% at a resulting $736,148. Average Days on Market (DOM) also decreased by 2 days – going from January 2023’s 71 days to 69 days last month.
